Office Building Ice Dam Removal
Professional ice dam removal for office buildings, business properties, commercial campuses, and multi-tenant facilities with frozen roof drainage or active winter leaks.
Office building ice dams can affect more than roofing materials. Water intrusion may threaten finished interiors, workspaces, equipment, and operations. Heavy ice near building entrances can also create hazards for employees and visitors.
Ice Dam USA is a second-generation company with ice removal experience dating to 1992. Our trained crews use Arctic Steamers for controlled ice removal on suitable commercial roofing systems.

Where ice becomes a problem on office buildings
Commercial properties may have pitched roof sections, low-slope roofing, internal drains, scuppers, parapets, gutters, and complicated roof transitions. When ice obstructs drainage, melting snow can accumulate where it is not intended to remain.
An office building can develop a traditional ice dam along a cold eave, but a frozen internal roof drain is a different problem and requires attention to the roof membrane, outlet, and water accumulation.
Roof edges and overhangs
Ice can build along eaves and above exterior doors, creating drainage and falling-ice concerns.
Drains and scuppers
Frozen outlets may restrict runoff on flat or low-slope roofing systems.
Interior water intrusion
Roof ice can contribute to leaks that affect ceilings, insulation, office furnishings, and business equipment.
Professional removal on tall commercial rooftops
Ice Dam USA has completed ice removal on a ten-story flat-roof building using designated roof access. We've also serviced a six-story pitched-roof apartment building.
Those projects demonstrate experience beyond typical residential roof heights, but every new commercial property must be assessed individually. Roof height, material condition, access, equipment needs, wind, and areas below the work influence the plan.
Roof hatches
Where suitable roof hatches or building roof access are available, technicians can use them to reach appropriate working areas.
Boom equipment and lifts
Unwalkable roofs or inaccessible locations may require a rented lift selected specifically for the job.
Extended hose supply
Our trucks carry approximately 500 feet of steamer hose, with additional hose available when necessary.
Removing commercial roof ice without aggressive high-pressure washing
Ice Dam USA uses professional steam to melt ice rather than relying on forceful chopping or high-pressure water. This method is useful for targeted work around suitable roof edges, gutters, and drainage obstructions.
Our Arctic Steamers can reach up to 304°F at the machine. Steam temperature can be adjusted when materials or conditions require a lower setting, although reduced temperatures may extend the removal time.
On commercial roofing membranes, seams, outlets, and flashing, roof compatibility and manufacturer recommendations matter. Existing damage or a vulnerable roofing system may require specialist assessment before proceeding.
Our usual preference is to remove all affected ice rather than leave a large obstruction that may contribute to another leak. If an insurance policy authorizes a specific limited scope, the work can be confined to those approved areas.
Snow is cleared as needed around the ice buildup. Full-roof snow removal is not automatically included in this service.
Protecting employees, visitors, entrances, and property
Office buildings may remain occupied during exterior ice dam removal. The important issue is controlling access to areas below the work, where ice or runoff could fall.
Building contacts should identify customer entrances, employee walkways, loading zones, parking areas, landscaping, windows, and exterior equipment that may be affected.
Movable items beneath the affected roofline must be relocated in advance. Depending on the worksite, a property manager may need to restrict certain entrances or outdoor areas while removal is underway.
Interior office access is generally not required for ice dam removal, provided the crew can reach the roof and has the necessary utilities.
What if an office building has an active winter roof leak?
Contact Ice Dam USA at 855-468-4233. Emergency calls are accepted 24/7, and crews can work overnight when available and conditions permit.
During overnight service, the immediate objective is addressing the ice obstruction contributing to the active leak. A separate appointment can be arranged for complete removal when appropriate.
Water already inside roofing and ceiling assemblies can continue moving after ice has been removed. Damage to roofing materials and interior finishes may need separate repair or restoration contractors.
Keep employees away from wet electrical equipment, sagging ceilings, and affected exterior areas until the hazards have been addressed.
What a facility manager should prepare
- Property address and the name of an authorized building contact
- Building height, roofing material, and available roof access
- Photographs of ice accumulation or visible leaks
- Accessible 110V electrical connection and water spigot
- Clear areas beneath the removal location
- A signed service agreement before arrival
- Required payment arrangements when the owner is not on-site
Ice Dam USA provides before, during, and after photographs when work is completed. Commercial customers can request available liability, workers' compensation, and bonding documentation.
We evaluate jobs from photographs but do not estimate the number of service hours. Temperature, concealed ice depth, access needs, and worksite conditions affect duration.
Time begins upon truck arrival, and every job has a three-hour minimum. View the official pricing page for current rates and service policies.
Are office building ice dams covered by commercial property insurance?
Certain commercial property policies may cover ice-related water damage or removal costs, depending on their terms and the circumstances of the claim.
Ice Dam USA has completed insurance-authorized removal jobs, including projects involving more extensive removal. However, different commercial insurance policies can have different covered causes, exclusions, deductibles, reporting requirements, and removal allowances.
Check your coverage with the insurer first. Ice Dam USA documents the removal work with photographs, but does not determine coverage or guarantee reimbursement.
Office building ice dam removal FAQ
Can you remove ice dams from multi-story office buildings?
Yes. Ice Dam USA has serviced large multi-story buildings, including a ten-story flat-roof project. Individual access and working conditions determine suitability.
Can you clear frozen commercial roof drains?
We can evaluate ice near drains, scuppers, and other drainage areas. Roof membrane condition and suitable access must be considered.
Can employees remain in the building?
Removal normally takes place outside. Building management may need to restrict affected entrances, sidewalks, and outdoor spaces while work is underway.
Do you need access to office interiors?
Generally no. Suitable roof access, exterior work areas, a functioning 110V outlet, and water supply are needed.
Do you use pressure washers?
Ice Dam USA uses Arctic Steamers and controlled low-pressure steam rather than aggressive high-pressure water for ice removal.
Can you work on flat roofing membranes?
Suitable projects can be evaluated, but membrane compatibility, manufacturer requirements, existing condition, and drainage details matter.
Do you provide emergency commercial ice dam removal?
Yes. Emergency calls are accepted 24/7. Overnight work may focus on the leak-causing obstruction, with further removal scheduled later.
Can you provide insurance documentation for our company?
Commercial customers can request available insurance and bonding documentation. Project photos are supplied after completion.
Can you estimate the number of hours?
No. Actual ice extent, roof conditions, temperature, and worksite access affect the length of removal.
