Each Ice Dam USA truck carries approximately 500 feet of steamer hose, with additional hose available when a project requires it.
Why we use Arctic Steamers on apartment buildings
Professional steam removes ice using heat instead of relying on hammers, chisels, or aggressive high-pressure water. This is especially valuable around roof transitions, gutters, flashing, and areas where uncontrolled force could damage roofing materials.
Our Arctic Steamers can reach temperatures up to 304°F at the machine. Temperature can be adjusted for the roof conditions. The steam may cool as it travels through the hose, and lower settings can require additional working time.
Our technicians generally prefer to remove the affected ice completely rather than leave substantial buildup that could create another drainage problem soon afterward. When an insurance policy authorizes only a limited scope, the work can be restricted to the agreed areas.
Snow is cleared from the affected ice dam areas as needed for removal. We do not automatically clear snow from an apartment building's entire roof.

Although crews can sometimes address an ice-related leak quickly, no responsible contractor can guarantee that all water intrusion will stop immediately. Moisture already inside a building can continue moving, and unrelated roof defects can also cause leaks.

Coverage is never guaranteed. Policies, deductibles, exclusions, conditions, and claims decisions vary. Insurance terms also change. The property owner or manager should contact the insurer before relying on reimbursement or assuming a particular removal scope is covered.
Ice Dam USA takes photographs before, during, and after removal and sends the completed documentation to the customer. These records can be useful for maintenance files and insurance discussions, but they do not establish coverage.

A functioning, accessible 110-volt outlet must be ready when the truck arrives.

We need access to an operating water spigot or suitable water supply.
Clear work areas
Movable belongings below the affected roof, such as grills, planters, and patio furniture, should be relocated before work begins.
Customers do not normally need to provide interior apartment access for roof ice removal. The authorized property contact must arrange appropriate exterior and roof access, including any building-specific requirements.
The service agreement is sent when booking and must be signed before arrival. Billable time begins when the truck arrives, so water, electricity, and access should already be prepared.
Ice Dam USA does not provide estimates of the number of hours a job will require. Photographs help us assess conditions, but the amount of ice concealed beneath snow and the temperature on the service day can substantially affect the work.

Do you clear frozen gutters and downspouts?
Gutter ice removal is part of our normal work, and crews check downspout flow. A concealed downspout cannot always be inspected along its entire length.
Do you remove all snow from apartment roofs?
No. Our ice dam service focuses on ice removal and clearing snow as necessary around affected areas, rather than snow removal from the entire roof.

Do you provide written time estimates?
No. Hidden ice depth, temperature, roof access, and changing working conditions make duration difficult to predict from photographs alone.
Can you provide insurance documentation?
Before, during, and after photographs are provided, and insurance or bonding documentation can be supplied to commercial customers as needed. Customers must confirm policy coverage directly with their insurers.
What if the weather is extremely cold?
Jobs are commonly postponed when temperatures fall below roughly 10°F or when conditions expose technicians to unsafe cold, wind, and blowing steam. Decisions depend on actual site conditions.
