Ice Dam USA / Shared Roofline Specialists

Townhouse & Condo Ice Dam Removal

Professional ice dam removal for townhomes, condominiums, homeowner associations, and communities with connected or shared roof systems.

One ice dam can create problems for several adjoining units. Ice Dam USA helps individual owners, authorized HOA representatives, and property managers address frozen roof edges, heavy ice accumulation, and ice-related leaks using professional Arctic Steamers.

Our second-generation company has provided ice dam removal services since 1992. We handle projects ranging from individual roof sections to larger multifamily buildings, with access and work plans based on actual property conditions.

Why Shared Roofs Are Different

Ice dams do not stop at property lines

Many townhomes and condominium buildings have connected roof slopes, shared gutters, common valleys, and roofing systems that serve more than one residence. Snowmelt can move across these areas and refreeze at cold eaves, producing an obstruction that affects drainage beyond an individual unit.

Water might become visible in one home even though the ice contributing to the problem is located above a neighboring section. A leak location alone does not establish which portion of the roof needs attention.

Connected townhomes

Continuous roof edges and attached garages can allow ice buildup to extend across multiple units.

Condominium buildings

Shared roofs and common drainage may require coordination with association management before work begins.

Multi-building communities

Separate buildings may experience different ice conditions based on sun exposure, roof geometry, snow cover, and attic heat loss.

Important: A homeowner should confirm who has authority to approve work on a shared roof. Governing documents and maintenance responsibilities vary between associations.
HOA and Property Management Coordination

Scheduling ice dam removal for a townhouse or condo association

Ice Dam USA accepts service requests from authorized property managers, condominium associations, HOAs, and homeowners. For community-managed roofs, we need the appropriate authorization and a contact who can coordinate building access.

If multiple units are affected, provide the building numbers, roof sections, and locations of active water intrusion. Photographs can help identify areas of concern, but they do not reveal every section of ice hidden beneath snow.

Information that makes coordination easier

  • Association or management-company contact information
  • Building addresses and affected unit numbers
  • Details about shared roof access and building height
  • Known roof material and steep or unwalkable sections
  • Photographs of ice accumulation and visible leaks
  • Access to an operating 110V outlet and water spigot
  • Permission to restrict walkways, patios, or parking near the work

Ice Dam USA books each service call as its own job. A signed service agreement is required before arrival. For an owner who will not be on-site, payment must be arranged before work begins.

Professional Steam Removal

Controlled removal around complex townhouse rooflines

Connected homes often have dormers, second-story roof transitions, valleys, porches, and attached garages. These are locations where runoff from a warmer roof may reach a colder roof section and refreeze.

Ice Dam USA uses Arctic Steamers rather than aggressive chopping or high-pressure washing. Steam uses heat to separate ice from affected areas. Output temperature can be adjusted for the roofing system and conditions, although lower temperatures can increase removal time.

Each service truck carries approximately 500 feet of steamer hose, with additional hose available when needed. Roof hatches, appropriate ladders, or specialized lifts may be used depending on the building.

Technicians generally work toward complete removal of the affected ice so the problem does not quickly reappear from ice left behind. If the insurer has approved a limited scope, that scope can guide the work performed.

Snow directly above the ice dam is removed as necessary. Snow around roof vents may also be cleared when relevant to the roof's ventilation conditions; however, clearing a vent does not replace a proper building-envelope evaluation when ice dams repeatedly form.

Emergency Condo Ice Dam Removal

When water starts entering a townhouse or condominium

Ice dams can trap meltwater beneath roof coverings and around vulnerable flashing. Water may then travel into insulation, attic spaces, ceilings, and walls. If several units share a roofline, it is worth notifying the appropriate property manager promptly.

Our emergency calls are accepted 24/7. When overnight service is necessary and can be performed safely, the immediate focus is addressing the ice obstruction contributing to an active leak. More extensive removal can be scheduled afterward.

Safety first: Restrict access below falling ice. Keep people away from sagging ceilings and wet electrical equipment. Call 855-468-4233 to discuss emergency availability.
Insurance and Association Responsibilities

Does insurance cover ice dam removal for condos and townhomes?

Coverage may involve an association master policy, an individual owner's policy, or another arrangement depending on ownership structure and policy language. Ice Dam USA has completed insurance-related removal work, including projects where broader ice removal was authorized.

Never assume that an HOA's insurance, an individual policy, or both will pay for a particular service. Coverage for roof damage, interior water intrusion, and ice removal can differ, and policy terms change. Contact the appropriate insurer to confirm coverage and any required authorization.

Before, during, and after photographs are taken and provided after completion. They help document visible conditions and the work performed; they do not guarantee claim approval.

Worksite Preparation

What residents and managers should prepare

Utilities ready

Provide an accessible 110V outlet and working water spigot before the truck arrives. Time begins upon truck arrival.

Clear patios and walkways

Move furniture, grills, planters, and other movable belongings away from the areas below roof ice removal.

Building authorization

Arrange permission for roof access and confirm who is authorized to sign the service agreement and arrange payment.

Residents do not normally have to provide access to the interior of their homes. Appropriate exterior access and necessary work-area restrictions still need to be coordinated.

Ice Dam USA does not provide estimates of total job hours. Snow cover, concealed ice, roof pitch, temperature, and access conditions affect how long removal takes. All jobs have a three-hour minimum; refer to our published pricing page for current rates.

Frequently Asked Questions

Townhouse and condominium ice dam removal FAQ

Can Ice Dam USA work for an HOA?

Yes. We accept work from authorized HOAs, condominium associations, and property management companies. The association must coordinate any necessary approval and access.

Can an ice dam affect more than one townhouse?

Yes. Connected rooflines and common drainage can allow ice and trapped meltwater to affect adjoining units.

Who pays for removal on a shared roof?

That depends on governing documents, contracts, and applicable insurance. Ice Dam USA does not determine whether responsibility belongs to an owner or association.

Do you need to enter the condo?

Normally no. Removal is conducted outside. The property must supply the agreed access, water, and electrical connections.

Is steam appropriate for townhouse roofs?

Professional low-pressure steam is our preferred method. Technicians assess roof materials, existing conditions, and accessibility and select an appropriate operating approach.

Will you remove every ice dam on the building?

Our normal preference is complete removal of affected ice, but the agreed work scope, roof conditions, and any insurance authorization determine what is performed.

Can you work on a steep townhouse roof?

Yes, when access and conditions permit. Crews may use ladders, roof access, boom equipment, or a job-specific rented lift.

Can you provide photos for the HOA?

Yes. Ice Dam USA takes photographs before, during, and after removal and supplies them upon completion.

Do you offer 24-hour emergency removal?

Emergency calls are accepted 24/7. Overnight work may focus on an active leak, with further ice removal scheduled later.
