Vacation Rental Ice Dam Removal

Professional steam ice dam removal for vacation rentals, cabins, second homes, short-term rentals, and properties managed by owners who may not be on-site.

Ice dams can form on an unoccupied cabin or vacation home long before anyone notices a ceiling stain or ice buildup above an entrance. Ice Dam USA works with owners and authorized property managers to address roof ice, frozen gutters, and active winter leaks.

Our second-generation company has experience dating to 1992 and accepts emergency inquiries 24 hours a day. Technicians use Arctic Steamers and adjust removal methods for roof conditions and access requirements.

Problems at Seasonal Properties

Why vacation homes and cabins can develop serious ice dams

Cabins and vacation rentals often have steep roofs, large overhangs, dormers, multiple additions, and roof sections over porches or decks. Melting snow can move from warmer roof areas to colder edges and refreeze into a thick obstruction.

Properties that are heated intermittently may experience changing roof temperatures, but an unoccupied building can also develop ice dams whenever conditions allow snow to melt and refreeze. Roof geometry, insulation, ventilation, sun exposure, and weather all matter.

Remote cabins

Ice may go unnoticed between visits, especially when a property is not inspected after winter storms.

Guest entrances

Heavy icicles and roof ice can create hazards over stairs, walkways, decks, and parking areas used by guests.

Vacation homes with complex roofs

Dormers, lower porches, valleys, and attached additions can create concentrated cold drainage areas.

For Owners Who Are Away

Can ice dam removal be completed when the vacation home owner is not present?

In many cases, yes. Ice Dam USA generally does not need to enter the building to perform exterior roof ice removal. The important requirement is that access, utilities, authorization, and payment arrangements are completed before the crew arrives.

An owner may coordinate an authorized property manager or caretaker to arrange access to the roof area, driveway, water supply, and electricity.

For an owner who will not be on-site, payment is required before work begins. A service contract must also be signed before the scheduled visit.

Before requesting removal from a remote location

  • Confirm the exact property address and usable access road.
  • Provide recent photographs taken from a safe location.
  • Identify whether guests are currently at the property.
  • Arrange an accessible 110V electrical outlet and water spigot.
  • Move grills, outdoor furniture, and other items beneath the work area.
  • Make sure a responsible contact can answer scheduling questions.
Why preparation matters: Ice Dam USA's hourly service time starts when the truck arrives. Utilities and access should be ready to avoid unnecessary delays.
Steam Removal for Cabins

Our approach to ice dams on vacation rental roofs

Ice Dam USA uses low-pressure steam from professional Arctic Steamers to melt and remove roof ice. This avoids relying on aggressive chopping or high-pressure water, both of which can create additional roofing risks.

Our machines can reach up to 304°F at the machine, and output temperature can be adjusted when a roof requires additional care. Temperature decreases somewhat through the hose, and lower settings may require more removal time.

Where practical, we prefer removing all the affected ice instead of leaving substantial buildup in place. Snow directly above the ice dam is cleared as needed. This service does not automatically include snow removal from the entire cabin roof.

Technicians can remove ice from gutters and check whether downspouts are flowing. Full internal inspection of a closed downspout is not always possible.

For steep or unwalkable roofs, suitable ladders, roof access, or a job-specific rented lift may be needed.

Guest Safety and Active Leaks

What should a rental owner do if a guest reports roof ice or water dripping?

Ask the guest to stay away from dangerous overhead ice, wet electrical fixtures, and any ceiling that appears to be sagging. They should not climb ladders or attempt to knock ice off the roof.

If water is entering the building, call Ice Dam USA at 855-468-4233. We accept emergency inquiries 24/7. Overnight removal may focus on addressing the ice causing the active leak, with complete removal arranged afterward.

Ice dam removal addresses ice-related drainage obstructions. It does not restore damaged drywall, insulation, furnishings, or flooring, and it cannot guarantee repair of an unrelated roof defect.

Winter Insurance Questions

Does insurance cover ice dam damage at a vacation rental?

Coverage depends on whether the property is insured as a second home, vacation residence, short-term rental, or another property type, and on the specific terms of that policy.

Some insurance policies may cover ice-dam-related water damage or certain removal expenses. Ice Dam USA has completed work under insurance-authorized scopes, but another owner should not assume that the same coverage applies.

Contact the insurance company first. Different policies can treat rental use, occupancy, water damage, and removal differently. Terms and coverage can change.

Ice Dam USA photographs the work before, during, and after removal and provides those records to the customer when the job is completed.

Timing, Pricing and Winter Conditions

What affects ice dam removal at a remote cabin?

Ice may extend far up the roof beneath snow, even when only a narrow ridge is visible from the ground. Roof height, pitch, the amount of ice, temperature, travel, and worksite access all affect the time needed.

We assess projects using photographs but do not provide estimates of total job hours. All jobs have a three-hour minimum, with current rates and other terms available on our official pricing page.

Our crews commonly postpone work when temperatures drop below approximately 10°F or when cold, wind, and blowing steam create unsafe conditions for technicians. Site-specific decisions always take priority over the schedule.

Frequently Asked Questions

Vacation rental ice dam removal FAQ

Do I have to be at my cabin during removal?

Not generally, provided all access, water, electrical, authorization, and payment arrangements are completed in advance.

Can a caretaker coordinate the job?

An authorized caretaker or property manager can help arrange access and communicate property conditions. The owner must still complete any required booking and payment arrangements.

Can guests stay inside the rental?

Removal is normally performed from outside. Guests must stay away from restricted outdoor areas, falling-ice hazards, and any unsafe interior conditions.

What if the cabin has a steep metal roof?

Ice Dam USA has experience with challenging steep metal roofs. Appropriate ladders or rented lift equipment may be needed after evaluating the site.

Do you remove all roof snow?

No. We remove snow as necessary around the affected ice dams, not automatically from the entire roof.

Will you send photographs after completing the job?

Yes. Before, during, and after photographs are provided to the customer upon completion.

Do you offer 24/7 emergency service?

Yes. Emergency calls are accepted 24 hours a day, subject to crew availability and safe weather and access conditions.

Do you need water and electrical power?

Yes. A functioning 110V outlet and water supply must be accessible when the crew arrives.

Can insurance pay for damage at a short-term rental?

Possibly, but policies differ based on the property and coverage. Verify directly with your insurer before relying on payment or reimbursement.
